It’s All About Access To Amenities
Access to amenities should be high on your property due diligence checklist.
In fact, it’s probably the first thing you should inquire about before even considering a property purchase overseas.
A property’s value and rental income potential hinges on access to amenities.
It’s not just about a rooftop infinity pool overlooking the ocean or a fully-equipped gym.
Yes, of course, these amenities are wonderful… But, what’s the point of owning a condo with an infinity pool overlooking the ocean that’s four hours away from the nearest airport? Or two hours away from the nearest supermarket?
How are you going to resell or rent out a property that people can’t get to and they’re nowhere near a grocery store?
That’s a hard sell to a potential buyer or renter.
It’s important for real estate investors to understand a property’s location and its proximity to basic amenities like an international airport, grocery store, hospital, pharmacy, bank, shopping center, and schools.
Further, investors, particularly those looking for rental income, need to inquire about the property’s proximity to tourist attractions like golf courses, beaches, theme parks, and cultural landmarks.
The more amenity boxes that your property checks, the more attractive it looks to potential buyers and renters.
The amenities available in Punta Cana is a huge reason why Noval has begun developing here.
It’s why I believe buying property in Punta Cana makes sense for any real estate investor looking for appreciation and/or rental income.
Let’s break it down…
An International Airport
Punta Cana has it’s own international airport that receives direct international flights from major US cities including New York, Miami, Philadelphia, Boston, Houston, and Atlanta.
Plus, international routes from other US cities are constantly being added. For example, just this year, Frontier Airlines added direct international service Punta Cana from cities like Orlando, Cleveland, Cincinnati, and St. Louis.
In addition to the US, the airport also receives direct international flights from major cities in Canada (Montréal, Toronto), Latin America (Panama City, Lima, and Buenos Aires) and Europe (Madrid, Paris, and Brussels).
In other words, you’ve got an airport that receive direct flights from three major continents.
All of Noval’s current real estate projects are within 20 minutes of the international airport.
Hospitals, Clinics, and Pharmacies
Medical emergencies do happen when traveling abroad.
It’s a good feeling to know that you’ll be able to get quality treatment at a local hospital or clinic in the event that something went wrong.
There are more than three major hospitals in Punta Cana including some with English speaking doctors on staff. Further, some of these facilities accept international insurance.
If you needed a prescription filled, you’ve got several pharmacies in the area including one that’s open 24-hours with delivery service.
Supermarkets and Shopping Mall
Sure, if you’re grabbing a bottle of water and a candy bar the local corner store or mini-market will do.
But, if you’re trying to do a big meal, say, grill a few burgers or steaks, then you’re going to want to go to a full-service grocery store. For one, you’re prices are going to be a fraction of what you’d pay at a corner store. And, two, you’re going to have a better selection of meat.
You’ve got more than a few supermarkets to choose from in Punta Cana including Supermercados Nacional.
In addition to supermarkets, Punta Cana has three major shopping malls, Blue Mall, Downtown and Palma Real. In fact, four of our developments, Paseo De Cocotal, Lake Village, Playa Coral, and Paseo Playa Coral are just 5 minutes from Palma Real.
At these malls you can do everything from getting your hair styled at one of the beauty salons to buying a new pair jeans to getting a SIM card at one of the kiosks to withdrawing some cash from the bank ATM.
Though it’s home to Playa Bavaro, one of the best beaches in the world according to UNESCO, Punta Cana has more to offer than just its beaches.
Punta Cana boast several museums (Chocomuseo and La Altagracia Museum), eco-parks (Bavaro Adventure Park and Manatí Park), aquariums (Dolphin Discovery), and water parks (RAD Park). On top of that, most of attractions are family-friendly.
More, Punta Cana is a golfer’s paradise. You’ve got several world-class golf courses to choose from here including the 18- and 9-hole, Par 72 and 36 courses at Cocotal Golf & Country Club where our 18-unit condo complex, Paseo de Cocotal is located.
This exclusive, 18-unit condo complex is situated within the Cocotal Golf & Country Club in heart of Bávaro.
