As a real estate investor, particularly one looking to invest in property overseas, you’ve got to proceed with caution.

I would not recommend that you go at this alone as the buying process and property laws will differ from those of your home country. Plus, you’re more than likely to encounter a language barrier in the country that you’re buying in.
Ideally, you’ll want to hire a local attorney who has experience with real estate transactions for foreign buyers to assist you.
Further, while you can get a lot of information about an investment over the phone, via email, and from a website, the best way to perform due diligence of an overseas property purchase is to be there on the ground and in-person.
The good thing is, most developers, Noval included, offer on-site property tours for potential buyers to see what they’re investing in firsthand. In fact, we had an open house and property tour, a three-day event, back in December.
I’d encourage all investors to take advantage of property tours if you can.
Not only will you be able to learn more about the property you’re interested in, it’s an opportunity to learn about the developer behind the project as well.
I believe one of the most important things for investors to take into account when deciding whether or not to invest in a project is the developer’s level of experience and their track record. This is even more critical if you’re buying in a project that’s in the pre-construction stage.
There are a lot of developers out there that will be able to show you renderings of what their project will look like… but, what you want to know is whether or not the developer can deliver.

The terms are 20% due at signing with the remaining 60% balance to be paid quarterly during the construction period and the final 20% payment due on delivery.
